A stable door from the courtyard, leads into the large open plan ground floor with a grey slate tiled floor, which is typical of the area. The dining room can seat up to ten people, and has a unique view of the workings of the mill and the original stone walls.

Kitchen

There is a spacious country style kitchen with a luxurious ‘Rangemaster’ cooker incorporating a double oven and halogen hob, and Le Creuset saucepans. It is very well equipped with ample storage cupboards, microwave, fridge, a Belfast sink, and new equipment. A utility room houses an additional sink, washer/dryer, and the entrance to a separate WC.

There is a pine open tread staircase which leads to the upper floors.

The first floor has a light and airy triple aspect, with views of the countryside and is accessed by a centrally located open tread timber staircase. The floor is split level to either side, forming two spacious lounge areas, each having two terracotta sofas, and coffee table, creating a comfortable, cosy atmosphere. One of the sofas at each end, are (very comfortable!) sofa beds, and can be used for extra sleeping capacity if required.

The upper lounge is carpeted and is complemented with many of the original features, including the grinding wheel, where the mill stone would have been laid, and exposed original walls. There is also another dining table which is ideal for playing games or cards.

The lower area which has the original timber floor and for the colder evenings, a welcoming wood burning stove. You can watch TV, which has Sky and a DVD player with supply of DVDs. There is also a games chest for any wet days!

There are three double bedrooms, with the master bedroom en-suite. All of these rooms provide you with the rare opportunity to see the original “King post” roof design. You can enjoy waking up to a view of fields and beautiful Devon countryside. There are sloping ceilings in the bedrooms and limited headroom in one. Linen is included.

The source of the mills’ power lies to the rear of the premises in the form of an ancient “leat” where the river has been diverted, contained and channeled towards the water wheel. A door opens out from the first floor, onto the decked patio at the rear overlooking the leat with its’ gently flowing stream punctuated with water lilies and irises. A wonderful place to relax where you can hear the running of the waterfall as it passes down the side of the mill and the old water wheel. An idyllic environment for a late evening B-B-Q or relaxing drink. The door to the rear garden can be secured closed from the inside but please take care and accompany small children.
